Earlier this year, Sun Communities agreed to sell its UK business, including Park Holidays, to Aermont Capital at an enterprise value of £768 million.
The transaction completed in September. Sun Communities said it received approximately $1.03 billion in net cash consideration at closing, after customary adjustments and transaction costs.

A deal of that size naturally puts the value of the physical estate in focus. Land, accommodation, facilities and location all form a significant part of what is changing hands.
There is considerably more sitting behind the valuation of a modern holiday park business.
An investor is buying a trading operation. That means understanding where revenue comes from, how predictable it is, how individual parks perform, where margins differ and how easily the group can continue to grow.
The answers increasingly depend on assets that are much less visible.
Years of booking history can show demand patterns and pricing performance. Customer and owner data can demonstrate the strength and depth of those relationships. Consistent financial information makes it easier to understand performance across an entire portfolio rather than piecing together a picture park by park.
The way the business operates is critical too.
A group with established processes across its estate is in a very different position when another acquisition comes along. A new park can be brought into an existing model rather than introducing another set of systems, reports and ways of working.
That ability to repeat what already works has value.

Technology is only one part of the picture. Simply investing in newer software does not make a business more valuable. Its contribution comes from what the business can build around it: reliable information, repeatable processes, less dependency on knowledge held by individual people and a clearer view of performance across the group.
The same thinking applies to future growth. Adding another park to a portfolio is one thing. Adding it without creating the same increase in administration, management overhead and operational complexity is another.
The Park Holidays transaction is also a reminder that park count alone tells us very little about valuation. Sun originally acquired Park Holidays in 2022 and continued investing in and expanding the UK business before agreeing its sale to Aermont in May 2026. Sun has described the disposal as part of a wider strategy to focus its business on North America.
