A Devon lodge park and hotel, Lakeview Manor, has been acquired by private equity-backed holiday operator Lakeshore Leisure Group Ltd in a deal brokered by Colliers International. Lakeview Manor, in the Blackdown Hills Area of Natural Beauty, near Honiton, had been on the market for £1.8 million. The purchase price has not been disclosed. The private vendor of Lakeview Manor was represented by two teams in the South West office of global real estate advisor Colliers International: the Caravan Parks team, and the Hotels team. Ed Jefferson, from the Hotels team, said: Lakeview Manor is an excellent wedding venue and hotel in its own right. Coupled with its private fishing lakes and lodge park it attracted significant interest. This instruction was an excellent example of two Colliers departments pooling knowledge for a clients benefit. Ben Jones, director in the Caravan Parks team, said: Lakeview Manor is a fine leisure business, which is operating successfully and offers fantastic scope for expansion. This the second time within a matter of months that weve secured the sale of a holiday lodge park in Devon to Lakeshore Leisure Group, and this very much reflects the strong market for lodge parks in general and their growth opportunities as relative newcomers to the sector, albeit with very experienced senior leadership teams. Last year was our most successful yet in terms of deals for the Caravan Parks team at Colliers International – both in the South West office and nationally – and all the signs are that that this trend will continue. The market for lodge parks showed no signs of being affected by Brexit uncertainty last year, and we are looking forward to a period of greater certainty now that the UKs position is clear. Trading conditions continue to favour lodge park businesses, particularly because of the relative weakness of the pound and the continuing popularity of so-called staycations. It is also notable that lodge parks are successfully extending their appeal to customers by investing in a much-improved offer with premium accommodation and facilities, and by appealing to specialist interests such as fishing breaks. Lakeshore Leisure Group is very much at the vanguard of this as indicated by the improvements made to their sister site Otter Falls since taking ownership in mid-2019. Verdant Leisure raises over £76,000 for Teenage Cancer Trust

Bespoke holiday park operator Verdant Leisure announced its support of Teenage Cancer Trust in 2018 and over the past two years, employees, holiday home owners and holiday guests across Verdant Leisure parks and Lancaster Head Office have held numerous fundraising events to raise a total of £76,033.69 for the charity. In the past year, Verdant Leisure has worked tirelessly to raise an impressive £38,753.04 for the charity. The 2019 sum exceeds the previous year’s notable total of £37,280.65 for the charity. 2019’s fundraising events and activities saw members of the Verdant team skydive over 10,000 feet, shave their hair and host weekend family fun days. The monies raised will help Teenage Cancer Trust provide care and support for young people aged 13-24 facing cancer in the UK. Facebook vote for charity had clear winner To decide on its Charity of the Year, Verdant Leisure called upon holiday home owners, holiday guests and employees to nominate a charity. The nominated charities were shortlisted and decided by a public Facebook poll, with Teenager Cancer Trust being the overall winner with an outstanding 80% of the vote. Create family-inclusive spaces to keep visitors coming back year after year

With more choice than ever before for today’s holiday-goers, standing out from the crowd is essential. There are many ways to achieve this, but upgrading your holiday park’s sports areas to create family-inclusive spaces is one of the best, simplest and most cost-effective. The emphasis here is on family-inclusive – especially when you consider that families are the group that takes the most holidays, according to a report by leading travel experts, ABTA. But what does a family-inclusive space actually look like? If I asked you to picture your typical sports or play area, most of the parents would probably be sat or stood around the edge, while a few of them push swings and play other supporting roles in their children’s activities. Couple return to village where they married to buy caravan park

A COUPLE who married in the village where they met as children have returned to North Wales after more than 25 years to buy a popular caravan site. Mike and Christine Parry have acquired Graeanfryn Caravan and Camping Park in Morfa Nefyn, Gwynedd. Aerospace Sales Director Mike, and Christine, a former nurse, were living in Shropshire and looking for holiday homes on the Llyn Peninsula when they noticed the business and adjoining five bedroom-property were for sale. They took the plunge and with the help of St Asaph-based FFP Solutions in partnership with Harold Smith Chartered Accountants – which has offices in Criccieth and St Asaph – are looking forward to a bright future. “We currently have 40 pitches and the park is around five acres,” said Christine, who grew up in Nottinghamshire. “It’s a wonderful part of the world and very close to our hearts so we want to fulfil the site’s potential and attract visitors from across the UK. “There are so many amazing landmarks and attractions nearby, the community is warm and welcoming, and the scenery is incredible. We are thrilled to be here and can’t wait to get started.” Mike and Christine were based in Shrewsbury with daughters Kate and Lucy when they decided to “take the leap” and make their “dream move”. Mike grew up in Aberdaron and Christine would visit the resort with her family as a child. They later fell in love and married in the village, and always wanted to come back one day and spend the rest of their lives on the coast of north west Wales. With Mike working in Wolverhampton and Christine still working as a diabetes nurse in Shropshire just months ago, they had not imagined it would happen so quickly, but are delighted it did. “Buying a caravan park was not on our radar but it was such a great opportunity we couldn’t pass it up,” she said. “When we came to visit and saw the wonderful views and the infrastructure – and of course there was our close affinity with the area – we were in no doubt this is where we wanted to be. “And we’ll be sharing the park with alpacas, Shetland ponies, ducks, chickens and other wonderful animals that are now part of the family.” Mike added: “This has always been home for me, and we both wanted to eventually return and lay down roots after so many years away. “We’ve had so much support from people in the village, and our family and friends, and are looking forward to many happy years here.” Richard Pape, a Director at FFP Solutions, helped to broker the deal and secure funding to acquire Graeanfryn Farm. Caravan Security Made Simple

A caravan can become a home from home for your family – but unlike a brick and mortar home, it can be a lot trickier to keep your caravan secure! Owners of mobile caravans and motorhomes are particularly at risk, with police warning caravan owners from Manchester to Wales of the rise in thefts in recent months. Reported numbers vary, suggesting anywhere from 5000 to 1,200 caravans are stolen in the UK annually. Despite these high numbers of thefts, the numbers of recovered stolen caravans are incredibly low. With this in mind, buying caravan security equipment is an incredibly worthwhile investment. Not only will the right tools save you the cost of replacing your whole caravan in the event it is stolen, but it can also often lead to a reduction in your insurance. Any assessment of your caravan security needs to factor in both protecting your contents against break-ins, and protecting the caravan itself from theft. We’ll talk you through both of these. Caravan Security: Contents Protection Here’s a few quick tips to protect anything you might leave in your caravan, especially while on holiday. Keep expensive items out of sight. If you can’t bring items with you, keep valuables in a secure, hidden location in your car. Never leave Caravan Registration and Identification Scheme documents (CRiS) in your caravan, as the CRiS registration form can be incredibly helpful for anyone reselling your vehicle. Curtains can be great for privacy while you’re in, but remember to open curtains while you’re out so that thieves aren’t tempted to find out if there’s something of value inside. Park in a busy location if possible, burglars are less likely to attempt a break-in with witnesses nearby. Leave cupboard doors open if there’s nothing of value in there. A cheap tent alarm can be a great cheap solution if you don’t have the money to repair or replace your caravan’s built-in alarm system. Make sure to test the sensitivity at home though- you won’t make the best impression on your neighbours if you’re out for the day and you’ve left an alarm that cries wolf back at the campsite! Caravan Security: Protect Your Caravan Caravans are primarily stolen from driveways or in storage. While camping it is easy to be more vigilant and conscious of your caravan, but in day to day life we can often forget the caravan is even there. Here we have a couple of tips you can do right now, without spending a penny, followed by a few security products you can buy that will help you secure your caravan. Caravan security – what to do: When parking up your caravan for storage, leave cupboards open and all surfaces clear to make sure that thieves can’t spot any valuables while your caravan is in storage. A simple but effective tip for parking at home is to park your caravan nose first to your house to give thieves limited room for manoeuvring. If you’re going away on holiday without your caravan ask a neighbour to check on your caravan as well as the house. Ask them to look for signs of tampering on any security devices, locks and clamps. Be mindful of your social media posts; many criminals are actually opportunistic friends of a friend. Make sure you aren’t advertising that you’re not going to be at home by posting it online. Update your privacy settings on your social media so that your posts are only shared with people you trust- this is especially important for families with kids who might be posting online. Take photos of the interior to help with identifying the caravan in case of theft. Sadly the rate of recovery for stolen caravans is incredibly low, and anything you can do to help identify yours later down the line can make a difference. Be careful where you leave your caravan over the winter! Do your research; higher security caravan storage parks are often a specific target of caravan theft. The National Vehicle Crime Intelligence Service (NaVCIS) recommends that owners storing their caravans over the winter still check in to confirm that their caravan is safe. A reminder on your phone or calendar can be a simple way to keep on top of this. Tim Booth, of NaVCIS, says: “Whilst many newer caravans are equipped with tracking equipment, a high proportion of these require the owners to be aware that their property has been stolen…In many cases, it was some considerable time before the owners became aware and the activation of tracking equipment failed to reveal the current locations.” Caravan security- What to buy: A motion sensor light above the caravan door can be a cheap and effective added layer of security, as potential thieves can easily be scared off if they feel more visible. Wheel clamps are the bread and butter of caravan security, which most owners will already be familiar with. If your wheel can’t turn- your caravan can’t be rolled away! If you own your home, installing a security post or bollard is a great option. Thieves tampering with a bollard will be slowed down, and far more visible to passersby. Installation can be relatively cheap, and can also greatly reduce your insurance. It’s worth ringing up your provider and asking how much you could save to assess whether what security measures will be the best investment for you. Caravan hitch locks simply prevent the hitch handle from being used, which prevents the coupling from being securely attached. There are a lot of products out there, we would recommend something like the Saracen Gullwing hitch lock which has a lightweight design that can be quickly installed even at service stations and rest stops. Always opt for a product that you can use easily, as cutting corners increases the odds of an opportunist robbery. Caravan leg locks are excellent as an additional layer of security by making the caravan difficult to move- causing more of a commotion in case of theft. They are
